Is a Duplex a Good Investment in Western Mass? Rent Against the Mortgage

Fair market rent for a two-bedroom runs from $1,626 to $2,004 across five rent areas here. Against median values and this week's rate, some towns work.

The oldest housing strategy in the mill valleys is buying a two-family, living in half and letting the rent on the other half carry the mortgage. Whether it works in 2026 is not a matter of opinion; it is three numbers, and this site holds two of them for every town.

At the national average of 6.95% for the week of 2026-09-17, every $100,000 borrowed over thirty years costs about $662 a month. This article uses that national benchmark throughout rather than selecting the lowest displayed local table entry as if a borrower necessarily qualified for it. Set the rent side against that: HUD's fair market rent for a two-bedroom runs from $1,626 to $2,004 a month across this region's five rent areas.

The national figure is a note-rate benchmark, not an offer or underwriting result. Local published purchase-rate entries are not used in this borrowing illustration because loan amount, LTV, credit, occupancy, membership, property, underwriting, fees and points differ.

What One Unit's Rent Actually Carries

Divide the rent by the payment and the strategy's whole geometry appears. At the national benchmark, a second unit renting at the Pittsfield, MA HUD Metro FMR Area figure of $1,626 carries the payment on about $245,639 of borrowing; at the Amherst Town-Northampton, MA MSA figure of $2,004, about $302,743. If the two-family you are pricing costs meaningfully more than that above your down payment, the second unit is a subsidy, not a carry; at or below it, the old arithmetic still closes.

What this site does not hold is the price of any particular two-family, and this page will not pretend otherwise. The one number you must bring is the purchase price in front of you. Bring also the costs the clean division ignores: taxes, which vary thirteenfold by town, insurance, water, maintenance on a building that in this region is likely over a century old, and the months a unit sits empty between tenants. Fair market rent is HUD's 40th-percentile figure, set for the voucher programme: a conservative benchmark rather than what a renovated unit fetches, which is the right direction for this arithmetic to be wrong in.

Where the Two-Families Are

The strategy needs the building, and the building has a geography. The assessors class 25,155 parcels across these towns as two- or three-family, and 58% of them stand in five municipalities: Springfield, Chicopee, Pittsfield, Holyoke, Westfield. That is the mill-town inheritance: the triple-decker belt follows the old factory payrolls down the Connecticut and Housatonic valleys, and most hilltowns have a handful of two-families or none at all.

What This Does Not Mean

None of this is investment advice, and the arithmetic above is deliberately incomplete: it prices the loan, not the ownership. It also says nothing about tenancy itself, which is work, law and luck. What it does say is checkable: the rent side and the rate side of the oldest deal in the valley, with the national rate benchmark updated weekly, and with the full rent picture and the local published-rate comparison available as separate market context. Its rate order is not a borrower-specific cheapest-lender ranking.
