How Old Are the Houses Here? Median Year Built in All 101 Towns

The median house ranges from 1925 in one town to 1988 in another. Age decides insulation, wiring, water service and what an inspection is going to find.

The age of a house decides more about what owning it costs than almost anything on the listing. It sets the wiring, the insulation, the windows, whether there is a foundation or a fieldstone cellar, and what a heating bill looks like in January. In this region it varies enormously, and it varies by town rather than by price.

Across the 101 towns, the median single-family home was built anywhere from 1925 in North Adams to 1988 in Belchertown. The median town sits at 1969. Region-wide, 30% of all dwellings were built before 1940.

When This Region Actually Built

The decade that produced more of the housing still standing here than any other is the 1950s, with 39,323 dwellings.

That is the shape of an industrial region. Houses went up where and when the mills were hiring, which means the valley cities filled with three-deckers and workers' cottages in a few intense decades, and then largely stopped. The hill towns have a different profile entirely: a thin layer of eighteenth and nineteenth century farmhouses, almost nothing for a hundred years, then a wave of building from the 1970s onward as the car made them commutable, which is the same story told by sixty years of population movement.

3 of the 101 towns have a median house built before 1945. 50 have a median from 1970 or later. Those are effectively two different housing markets sharing a region, and a buyer who shortlists across both is comparing things that are not comparable.

The Three Dates That Matter For A Buyer

Age is not a single spectrum. There are three thresholds, and knowing which side of each a house falls on tells you most of what you need.

  1. Before about 1940. Assume knob-and-tube wiring somewhere unless it has been fully rewired, assume lead paint, assume little or no wall insulation, and assume the plumbing has been replaced at least once. None of that is a reason not to buy. All of it is a reason to price the work. Buckland has the highest share of pre-1900 housing in the region at 35%.
  2. Roughly 1940 to 1978. Wiring is usually workable, insulation is thin, and asbestos in pipe lagging and floor tile is common. Lead paint was not banned until 1978, so the whole span is in scope for it.
  3. After about 1980. Insulation, wiring and window standards start to resemble what a buyer expects. The trade-off is that these houses are mostly in the towns that were building then, which are the outer commuting towns rather than the walkable centres.

A fourth consideration specific to this region: age correlates strongly with heating system. The older stock was built for coal, converted to oil, and in many cases never converted again, which is why what a winter's heat costs here lands so differently on an 1890 house than on a 1990 one. An uninsulated house on delivered oil is the most expensive combination in the region and it is extremely common.

What The Median Does Not Say

A median year built of 1925 does not mean the town stopped building then. It means half the houses are older. A town can have a very early median and a healthy recent building record at the same time, and several here do.

That is what the era columns are for. Read the median for the character of the stock and the "since 1980" column for whether there is anything newer to buy. A town with an early median and a thin recent column is one where your realistic options are all old houses, whatever your preference.

One data caution. Year built is recorded by each town's assessor and is frequently approximate for the oldest properties, where nobody actually knows. A house recorded as 1900 is often a house somebody could not date. The state's historic inventory is the useful cross-check, because it was compiled by people looking at the buildings.

Before You Make An Offer On Anything Old

Get an inspector who works on houses of that era, not a generalist. The failure modes of an 1880 farmhouse are specific and an inspector who mostly sees 1990s colonials will miss them. What an old house here tends to hide goes through them in order of what actually costs money.

Then check three things the age predicts: the electrical panel and whether any knob-and-tube is still live, the state of the sills where the frame meets the foundation, and what the heating system is and how old. In this region those three account for most of the unpleasant surprises, and all three are visible to somebody who knows where to look.
