How This Filters, Honestly
- Budget screens on assessed value, the town's median single-family assessment, which runs below asking prices. A screen, not a listing search.
- Commute: typical drive, without traffic, computed from the road network (© openrouteservice.org, map data © OpenStreetMap contributors), centroid to centroid.
- Missing data never disappears a town, if a record can't answer one of your filters, the town lands in “can't say,” named, not dropped.
- Nothing is ranked. Towns are alphabetical within county. Fit is fit.
