Western Massachusetts is genuinely cheaper than the eastern half of the state, and every relocation article you will read says so and stops there. That is not useful, because the region is not one price. It is 101 prices, and the distance between the cheapest and the dearest is larger than the distance between this region and Boston on some measures.
Here is the part of the annual cost that actually varies by town, which is a smaller list than people assume: the property tax and the heat. Groceries, insurance and petrol are effectively the same across the region. Those two are not.
The two bills that move
Add the property tax on a town's own median home to a full heating season at this week's oil price, and the annual figure runs from $5,231 in Hancock to $14,428 in Longmeadow. The median town sits at $9,112.
Spread across twelve months that is $766 a month of difference, permanently, for living on one side of a town line rather than another. It does not show up in a listing price and it does not appear in the mortgage calculator most buyers use.
Why the heat column is the same everywhere and still matters
You will notice the heating figure does not vary by town. That is deliberate and it is honest: fuel is priced regionally, and a gallon of oil costs what it costs whether it is delivered to Adams or Agawam.
What varies is what your house burns and how much of it. Sixty-two of these towns have no natural gas main, which takes the cheapest fossil option off the table entirely and leaves delivered oil or propane. A season of oil currently runs $4,462 for a typical detached home; the heat-pump equivalent runs $3,335. Which of those applies to you depends on the house, not the town, and the comparison flips more often than people realise.
The mortgage, which dwarfs both
That is why the tax figure deserves the attention it rarely gets: it is the second largest recurring housing cost, it never gets paid off, and unlike the mortgage it goes up.
A buyer who stretches to the top of their approval and then discovers a $6,000 annual tax bill has made a permanent decision on the basis of a temporary calculation. The tax survives the refinance.
The cost nobody puts in a spreadsheet
The commute. The mean one-way commute in this region runs from around fifteen minutes to over forty depending on the town, and forty minutes each way is roughly three hundred hours a year. Priced at almost any hourly rate, that is a larger number than the tax difference between the dearest and cheapest town.
We include it in the table because it belongs in the same conversation. A cheaper town that adds twenty-five minutes each way to your working life is not obviously cheaper.

Working it out for a real house
Every figure above uses a town median, which is a comparison device rather than a budget. For an actual property, the cost calculator takes any town and any price and assembles the mortgage at this week's rate, the town's real tax with its preservation surcharge, and the heating, in one number. For the tax alone across all 101 towns at once, the tax bill calculator does that.
And if the answer is that everything in your budget carries an uncomfortable annual cost, the thing worth checking next is not the price. It is how that town's rate is set and what sits in its tax base, because that is the number you will be paying for as long as you own the house.
Two figures worth putting beside this one before you decide anything. What income each town's median home actually requires runs the mortgage, the rate and the tax bill together for all 101, and what jobs here actually pay is the other side of the same sum. The gap between them is the reason this region feels cheap and stretched at once.
