What Salary Do You Need to Buy a House in Western Mass?

We ran the median home, the real tax bill and the current rate for all 101 towns. In most of them the answer is above what households there actually earn.

The honest version of this question has three inputs and everybody quotes one of them. The price of the house is the input people know. The property tax and the interest rate are the ones that decide whether you can carry it, and in Massachusetts the tax varies more between neighbouring towns than almost anywhere in the country.

So we ran it properly for all 101 towns. Median home, twenty percent down, thirty years at the rate as of July 2026, plus that town's own property tax on that home. Then the income at which that monthly figure is twenty-eight percent of gross, which is the ratio a lender will apply to you.

In the median town of the region, you need $91,257 a year. The range runs from $37,553 in Monroe to $250,470 in Alford.

In Most Of This Region, The Median Household Cannot Buy The Median House

That is the finding, and it is worth stating without hedging. 57 of the 100 towns with a published income figure require more than the town's own median household earns.

Before that gets over-read, one important qualification. Existing owners are not in this position: they bought at an earlier price, often at a much lower rate, and their payment bears no relationship to today's. This calculation describes what it costs to enter the market now, which is a different and harsher number than what most residents are paying. It is precisely why owners here look so much less stretched than renters.

The other qualification is about the college towns, and it cuts the opposite way to how it reads. Amherst shows the largest gap in the region, at 2.26 times the median household income. A large share of households there are students, whose reported income is not a working household's income, so the town's median is dragged down in a way that overstates the gap. Read that row as a fact about the survey rather than about the town.

The Deposit Is The Harder Number

The income requirement is the one people search for. The deposit is the one that actually stops people, and it is in the table.

Twenty percent of the median home in the median town here is $67,600 in cash, before any closing cost. There are loan products requiring far less, and every one of them either adds mortgage insurance to the monthly figure or raises the rate, which pushes the income requirement above what this table shows rather than below it.

What the smaller deposit genuinely does is trade a cash barrier for a monthly one. That can be exactly the right trade. It is not a way of needing less income.

What Is Not In This Number

Three things, and all three are real money.

  1. Homeowner's insurance. We hold no insurance data and are not going to invent a figure for it. It is a genuine monthly cost and it sits on top of every number here.
  2. Mortgage insurance, if you put down less than twenty percent. Also on top.
  3. The house itself. Heating, in a region where most towns have no gas main. Water and septic, which in much of this region you own rather than pay for. And repairs on housing stock where a large share predates 1940.

The twenty-eight percent ratio is also a lender's benchmark rather than a law. Lenders approve above it regularly, particularly where other debts are low. It is the right number for comparing 101 towns on a consistent basis, and the wrong number for predicting your own approval.

How To Use This For Your Own Number

The table is a comparison tool, not your answer, because it uses each town's median rather than a house you want. For a real figure, take the actual asking price and run it through the tax calculator for that specific town, which is the input most online affordability tools get wrong or ignore entirely.

Then consider which side of the equation you can actually move. The rate is national and outside your control, though the long record shows today's is unremarkable against anything except 2021. The price depends on where you look, and what a fixed budget buys across the region varies enormously. The tax depends on the town line, and it is the one most buyers never price at all until the first bill arrives.
