What RE413 Is

A free public reference for property in Western Massachusetts. Tax rates and what they cost on a real house, assessed values, what sold and for how much, flood and wetland status, heating fuel and what a season costs, water and septic, schools, broadband and commutes.

Every figure comes from a government file, carries the agency that published it and the date it was published, and refreshes on a schedule. We sell no listings, run no accounts, broker no leads and rank no towns. Advertising is the only revenue.

Who Reads It

People mid-decision. Nobody browses a tax rate for pleasure. They arrive from a search engine with an address, a budget or a bill in front of them, and the next thing they do is phone somebody.

We measure page views and a few actions with Google Analytics, with its advertising features switched off. That tells us which pages get read. It does not build a profile of anyone, it never receives an address a reader typed, and we do not sell or share it. We can tell you how a page performs; we cannot give you a verified third-party impression count or a retargeting audience, and if your media plan needs those, this is the wrong buy.

What You Are Buying

One block of text on a page, in the site's own type, in a fixed position. Not a banner, not a rectangle of imagery, and not a network placement. It contains exactly four things.

The Label
The word "Sponsored", always, baked into the markup so it cannot be omitted.
Your Name
Linked to your site, in one sentence: "This public tool is supported by [you]."
Your Line
One sentence of your copy, up to about 150 characters. You write it, we run it.
Nothing Else
No image, no script, no tracker, no auction, and no second advertisement on the page.

There is no example rendered on this page. Every slot on the site is currently unsold, and an unsold slot renders nothing at all rather than a house advertisement standing in for a real one.

What Is For Sale

8 categories. Within each, one sponsor per place: one agent per town record, one lender on a cost page, one dealer on a heating page. Exclusivity is the product, so there is no second position to sell.

What It Costs

A flat monthly fee for the slot, billed monthly, cancel with a month's notice. No auction, no bidding, no impression minimums and no annual lock-in.

The rate depends on one thing: how much of the site the slot covers. A single town record is the smallest buy and the cheapest. A category across all 101 towns, or a region-wide position on a tool, is the largest. Tell us the category and the towns you serve and we will reply with what is open and what it costs.

We would rather quote you honestly than publish a rate card against traffic we do not measure. This is a young site. The early rate reflects that, and it is fixed for as long as you hold the slot.

The Rules

These are not negotiable, and they are what your name is standing next to.

No Influence
Nothing you pay changes a figure, a caveat, a source line or an order. The data layer cannot read the sponsor file.
Never Inside a Result
A slot sits beside the answer, never within it, and never between a figure and its source.
Some Pages Sell Nothing
School sections, the sources catalogue and the data documentation carry no sponsorship at all.
Fair Housing
Copy describing who a place suits, rather than what it is, will not run. Your obligations travel with your copy.
No Reader Profiles
We count page views, not people. You get the placement and what we can honestly say about the page it sits on, never a profile or a retargeting audience.

For Agents and Brokers

We publish no listings and sell no leads, so we are not competing with you for the client and we are not selling you back a name we harvested. There is nothing here to be a middleman in.

A reader on a town record is deciding where, and that decision happens before anyone picks an agent. Sponsoring the town you know best puts your name at that moment, beside the tax rates and the flood status they came to read, in the town where you actually work.
