“What are the comps' fundamentals?”

The comps' fundamentals, all 101 towns on one screen: assessed medians and rates, stock age and tenure, vacancy with its seasonal truth (a Berkshire second-home town is not a distressed one), what was permitted where, and the Turnover Clock, because a comp pool refreshing every 40 years behaves differently from one refreshing every 25.

Every table sorts on click, downloads as CSV with the same definitions, and carries a copy-ready citation. This page prints clean, sponsor and navigation drop out.

2020 census counts. Vacancy ALWAYS travels with its seasonal share: a high rate with a high seasonal share is a second-home market, not abandonment.

Recorded arm's-length deed transfers, 2022–2024 average, against ALL parcels (homes, land, commercial). Recent window only: the parcel layer keeps just each parcel's most recent sale, so deep history from this source would be survivorship bias.
