An online home-value estimate and a municipal assessment can differ without either number describing the price a buyer will actually pay. They have different purposes, inputs and dates. Before choosing which figure to trust for a decision, identify the question you need answered and the evidence each measure can supply.
What does a Zestimate represent?
Zillow describes the Zestimate as its model's estimate of market value using public records and other information, and states that it is not an appraisal. RE413 does not reproduce or validate individual Zestimate figures in the comparison below. If an automated estimate differs from another record, inspect the home's underlying details and the date of the estimate rather than treating the discrepancy alone as proof of a bargain or an error.
How is the municipal assessment different?
Massachusetts assessments support property taxation and relate to a specified valuation and fiscal period. The town medians below summarize those recorded values and are not asking prices or appraisals for available homes. Recorded living area, construction year and lot size can help identify differences in the property descriptions being used. Ask the relevant record holder about meaningful discrepancies and keep the date and source with each number. A corrected detail may improve the comparison without establishing a final transaction value.

Which evidence belongs in an actual purchase decision?
Use current comparable transactions, the home's condition, the lender's valuation process where relevant and the terms of the actual offer. An inspection contributes condition evidence and serves a different purpose from an appraisal. Do not subtract an asking price from an automated estimate and present the result as guaranteed equity. The eventual value decision needs property-specific evidence and context, while each published estimate should remain labelled for what it is and what it cannot establish.
