Mortgage Points in Western Mass: How to Compare Costs

Compare mortgage points and lender credits using written quotes, cash available after closing and realistic loan periods, with local ownership-cost context.

Mortgage points are a way of changing the balance between cash paid upfront and the rate paid over time. They should be evaluated as part of the loan's complete cost, not as an automatic saving. A useful comparison starts with two written offers based on the same borrower, property, loan amount and term.

What are you buying when you pay points?

A discount point is an upfront charge connected to a reduced interest rate, with one point equal to one percent of the loan amount. The amount of rate reduction varies by offer. Lender credits can work in the other direction by reducing upfront cash in exchange for a higher rate. Ask the lender to identify the exact rate effect and separate points from other origination charges. The label on an informal worksheet is less useful than the documented terms.

How can you test a break-even calculation?

Compare the additional upfront cost with the difference in scheduled payments, then consider the period you are likely to keep the loan. A simple cost-divided-by-monthly-saving calculation is a starting screen, not the whole analysis: balances, the use of cash and changes in the plan also matter. Ask for comparisons over more than one plausible period. Do not assume a future refinance will occur on favorable terms or that the household will necessarily keep the same loan for its full scheduled term.

Why does the house itself belong in this decision?

Cash spent on points cannot simultaneously remain available for moving, repairs or other needs. Use the inspection and current bills to identify near-term property expenses before allocating the reserve.
