Rental Broker Fees in Massachusetts: Who Hired Whom?

Check who engaged a rental broker, the written agreement and current Massachusetts fee rules before adding a broker charge to the cost of moving.

A rental broker charge should be traced to the actual engagement and agreement, not treated as an automatic expense attached to every apartment. Massachusetts changed the rules effective August 1, 2025. Before budgeting or paying a charge, identify who hired the licensed broker or salesperson and what the documents say.

The state's guidance ties payment of the fee to the party who originally engaged and contracted with the broker or salesperson. That makes the relationship and timing important.
