The commute, measured rather than guessed
Every drive time here is computed on the road network, town centre to town centre, without traffic. That last clause matters: these are free-flow times, and the I-91 and I-291 approaches at eight in the morning are not free-flow. Treat them as a floor and a fair basis for comparing one town against another, not as a promise about your Tuesday.
8 of the 38 towns are inside twenty minutes. The rest fan out into Hampshire County, the hilltowns west of Westfield and the Quabbin edge.
We also know how many people already make each trip, because the federal origin-destination statistics record where workers live and where they work. The heaviest flows come from Chicopee (5,581), Agawam (2,969), West Springfield (2,928), Westfield (2,658), Ludlow (2,468). A well-worn route is worth something a map cannot tell you: it means the drive is survivable enough that thousands of people have chosen it.
The price range inside one commute
This is the argument for shopping by commute rather than by town. A buyer fixed on one place is choosing from that place's price band. A buyer working from a drive-time radius is choosing from a range $274,650 wide, and the towns at the two ends are frequently the same distance from the office.
The tax bill compounds it. Among these towns the annual tax on a median home runs from $2,598 in Tolland to $9,966 in Longmeadow. That is $614 a month of difference on top of the price difference, and it lasts for as long as you own the house.
The two questions that decide it, once price is settled
Do the schools run to grade 12
Several towns in this radius do not operate their own high school and tuition older students out to a neighbouring district or a regional one. That is a perfectly normal Massachusetts arrangement and it works, but it changes the shape of a child's day: a longer bus ride, a different town's activities, and a school choice that is made by the district rather than by your address alone. Is there real broadband
Coverage maps in this region are optimistic. The figure in the table is not a coverage map: it is the share of households that actually subscribe, from the Census Bureau's rolling survey, which is the closest thing to ground truth available. A town where a quarter of households have no broadband subscription is usually a town where a meaningful number cannot get one.
